Q: Do you have experience with a satin clear coat that has low VOC, or no VOC, that you would recommend?
A: Given your issues with voc’s, I would lean to recommending a water based product. The high end finishes are actually quite durable. Water borne finishes are somewhat more difficult to work with however, since they dry fast, and this may be an issue since you live in Arizona.

I have just selected "*********" hardwood flooring for my new condo. The hardwood flooring company has suggested it be finished with an oil, rather than urethane. What are the pros and cons of each? Which would you recommend?
